We provide complete Architectural Design Services (RIBA Stages 0-7) for New Homes & House Extensions. 

The process starts with a phone consultation where we discuss your project brief, budget and programme. We sometimes recommend arranging a Feasibility Meeting to meet on site and explore initial ideas. At this meeting, we discuss the best strategy for the project and the scope of architectural services required for your home.

Every project is different but follows the same fundamental process. We prepare a bespoke quote for your requirements, detailing the work required and costs at each stage.

Throughout the stages, we prepare options and advice so you can make informed decisions about your project. We use the latest 3D BIM software so you can enjoy a more interactive design process.

New Builds

Building a new home is a journey. We are here to inspire and guide your dream home to reality.

We design beautiful and functional places for living, to create personal and sustainable architecture. From the initial discussions and site analysis to developing the interior design and finishes, your home is about you. We take the time to understand what's important.

Extensions & Renovations

Whether it's gaining the extra space you need or want to add value to your property, extending and renovating can be great value.

We guide you through the process and provide the services required; including Measured Surveys, Full Design Services and Contract Administration. The rules of Permitted Development determine if planning permission is required for your extension.


In addition to Architectural Services (RIBA Stages 0-7) we also offer; Measured Surveys, Interior Designs, 3D Visualisations and Project Management.

RIBA Stages 0-1 - Definition & Brief We start by taking an initial brief and gathering survey information. We also discuss relevant contacts such as Surveyors, Engineers & Cost Consultants. Once we have set out the project objectives and constraints, we carry out a site analysis and develop the initial ideas.

RIBA Stage 2 - Concept Design During the concept design process, we explore different ideas and opportunities. This tests design potential in different dimensions and allows you to choose what is right for your project. We prepare the concept designs for discussion and develop final designs for approval.

RIBA Stage 3 - Developed Design The developed design stage prepares the design for planning. This process refines the design and formalises drawings for approval with the Local Authority. We submit the Planning Application on your behalf online via the Planning Portal. This stage can also include Party Wall Applications, Listed Building Consents and Specialist Consultations as required. We can also provide photo-realistic 3D Visualisations at this stage.

RIBA Stage 4 - Technical Design The technical design process carefully details all the design elements for Building Control Approval and Tender. This includes specifications and dimensions for accurate quantities and costings. We prepare a coordinated package of drawings (with relevant consultants) and submit the design to Building Control, updating the drawings for approval.

Interior Design - Once the technical drawings are prepared we can provide an Interior Design Service. This process begins by producing mood-boards and precedent for inspiring the design, allowing you to choose your preferred styles and ideas. We develop these design ideas into the interior design and formalise a set of drawings, detailing internal elevations, lighting and finishes.

Selecting a Builder - We provide a list of recommended builders to Tender your project. We review the Tenders with yourselves and help arrange the Construction Contract.

RIBA Stage 5 - Construction During the construction stage we recommend regular site meetings and management of the Contract with the Principal Contractor. We provide Project Management Services as well as ongoing architectural details and coordination as required.

RIBA Stages 6-7 - Hand over & In-use This is when snagging is carried out, the Construction Contract is completed and a review of the process and finished home is carried out. A home user guide can be prepared, with a set of As-Built drawings and information on how to Access, Maintain and Operate your home.

Communication Clear communication and regular contact with the Client throughout the design process helps to build relationships, develop trust and deliver the best service.
